Tenants Information

The following are usually required to rent any of the properties listed :

• One calendar month’s rent in advance.
• A deposit, five week's rent, at our discretion. Additional deposit may be required in certain circumstances. e.g. for a pet
• Tenancy agreement fee (£160 plus VAT per person). This includes referencing, credit check, deposit holding, contract and check in/out.
• All applicants not in full time employment must provide a suitable guarantor (home owner). The guarantor will be referenced and credit checked. PLEASE NOTE WE DO NOT ACCEPT HOUSING BENEFIT.
• All rent must be paid by standing debit mandate.

NB Our tenancy agreement has been checked by Brighton and Hove City Council Trading Standards Service and in their opinion complies with the Unfair Terms in Consumer Contract Regulations 1999.

PLEASE NOTE THAT WE ACCEPT ALL MAJOR CREDIT/ DEBIT CARDS (3 % surcharge for credit cards)

Landlord Information

We are dedicated to finding you a suitable tenant. We offer a variety of services designed to assist you in a trouble free let. We can email you full details but briefly they include:-

• INTRO ONLY -- We find the tenant, process references, create the agreement. You then deal with rent collection and management.
• PART MANAGEMENT -- As above but we check the tenant in, collect the rent, ""keep an eye"" on things and advise you accordingly.
• FULL MANAGEMENT -- As 1&2, but we also offer a full repairing service, management inspections and keep constantly in touch with you, our client. We have a team of maintenance specialists to look after your property. A full range of insurance services are available to make sure that the rent and legal costs are paid.

Each month, the rent can be send to you usually by bank transfer with a statement, so that you have a full update of your property.
We also insist that all tenants take out an insurance policy to cover any accidental damage to your property.
